Standard sizes range from 3m × 2.5m (a comfortable single-person office) to 5m × 4m (suitable for two desks or a desk plus meeting area). We also build bespoke sizes to fit your garden layout and can incorporate features like built-in storage, cable management, and external lighting.
Beyond offices, we build garden rooms for a range of uses — home gyms, art studios, music rooms, guest accommodation, and general purpose entertaining spaces. The construction is the same regardless of use: concrete pad or screw pile foundations, treated timber frame, insulation, vapour barrier, and quality cladding.
Cladding options include timber (cedar, larch, or treated softwood), composite panels, and rendered finishes. Roofing is typically EPDM rubber membrane with a slight pitch for water runoff. We finish the interior to your specification — from basic plywood lining to fully plastered and painted walls.
A basic insulated garden room of around 3m × 3m typically costs between £10,000 and £15,000 including foundations, electrics, and finishing. Larger rooms (4m × 5m or above) with premium cladding and full interior finishing range from £15,000 to £30,000.

Garden Rooms Across London
We build garden rooms and outbuildings for homeowners across London, working within the space constraints typical of urban and suburban gardens.
Most garden rooms fall under permitted development and don't need planning permission, provided they meet certain conditions: single storey, maximum eaves height of 2.5m, no more than 50% of the garden covered by outbuildings, and positioned at least 2m from any boundary if over 2.5m high.
If your property is listed or in a conservation area, different rules apply and you may need to apply for permission. We'll assess your situation during the initial site visit and advise on whether a permitted development certificate is worth obtaining for peace of mind.
Our garden rooms are built for year-round use. Wall, floor, and roof insulation meets or exceeds Building Regulations standards for habitable spaces. Double-glazed windows and doors minimise heat loss in winter and keep the room comfortable in summer.
Electrical installations are carried out by qualified electricians and certified to Part P of the Building Regulations. Standard specifications include consumer unit, sockets, lighting, and external supply connection. We can also install heating, data cabling, and USB charging points.
